How to rent a room in Saudi Arabia

A practical step-by-step guide to finding, viewing and securing a room or bedspace in Saudi Arabia — without falling for scams.

Start with realistic expectations

Prices vary hugely by city, district and amenities. As of 2026, a typical

single room in central Riyadh (Olaya, Al Malqa) or Jeddah (Al Hamra,

Al Rawdah) ranges SAR 1,200–2,500/mo. Bedspaces can be found from

SAR 600. Suburbs like Hittin, Al Yasmin or Al Naseem sit a little lower.

1. Search smart

  • Use the area filter to focus on districts near your work or the metro.
  • Save your search and turn on alerts so new listings reach you first.
  • Don't dismiss a listing on price alone — call/message and confirm utilities and Wi-Fi.

2. Message hosts on-platform first

3. Always view before you pay

Never wire money, send crypto, or pay a deposit before seeing the room in

person (or via a live video tour). If anyone insists, walk away.

4. Agree the basics in writing

  • Monthly rent and what's included (electricity, water, Wi-Fi, cleaning)
  • Notice period and deposit terms
  • House rules (smoking, guests, visitors)
  • Register the contract through Ejar where applicable

5. Get a simple tenancy receipt

Even for a single room, ask for a written receipt of any deposit and the

first month's rent.

  • Photos that look stock or too good
  • Pressure to move off WhatsApp/Telegram/email immediately
  • Owner "abroad" who can't show the place
